Office Project

Corporate Office Build Out

The project consists of an approximate 88,000 square foot tenant improvement for corporate offices located at 701 B Street in downtown San Diego. We were engaged in the early stages of site selection with the client and worked with the designer in developing and maintaining a master schedule, master budget pricing throughout the pre-construction process.

The project was a Design Assist project and encompassed the complete demolition and improvement of 4 individual floors, 1 of which remained occupied by Arrowhead Insurance while construction was on-going. Phasing, scheduling and logistics were addressed daily to ensure we were meeting schedule all while making as comfortable work environment that we could. 100% of the work was completed at night and conformed to a very tight budget.

Office Project

Cove

The Cove project consisted of the complete transformation of the local landmark, “former Chart House building”, located across the street from Fletcher Cove in Solana Beach. The 24,520 Square Foot, 2-story building with basement, was originally constructed and designed in the 1950’s as a movie theater.

We oversaw transforming the dated facility into a modern open office format, while still preserving the unique look and feel of the original building. The scope of work included the complete interior demolition of both the first and second floors, as well as the basement.  As part of the demolition, major portions of the building were opened up to allow for increased natural light, including cutting through the main floor structure of the 2nd level and installing a grand staircase, connection to the two levels.  Significant structural modifications were required throughout the building.  New improvements included polished concrete floors, modular window wall systems, new MEP systems and all new finishes throughout. The basement was improved to feature a gym facility, full locker / shower rooms, complete with surfboard and wetsuit racks.  The building exterior was enhanced with many amenity spaces with decks and seating areas, bocce court and other exterior meeting areas.

Retail Project

Retail on Cedros

The Cedros project consisted of the complete renovation and transformation of an old 1970’s roller rink building into a multi-tenant retail building.

The project scope consisted of the complete interior demolition of the 15,395 Square Foot building including the concrete slab, all existing utilities as well creating 9 new openings in the front of the building.  Significant structural upgrades were required to allow for the new openings, including 9 moment frames.  The new openings feature glass storefronts and multiple sets of glass bi-folding doors. The building height was increased to feature pop out areas above the major tenant entrances, and contained a mix of brick cladding, stucco and precast concrete trim at the West Elm storefront openings.  In addition, new utilities were installed throughout including a new electrical transformer and gas meter.

Retail Project

Gateway Marketplace

The Gateway Marketplace project consisted of the re-position and expansion of a former 98,150 Square Foot Target building. The scope of the re-positioning project consisted of the complete demolition of multiple outparcel buildings and all interior improvements and entire storefront elevation of the former Target building.

New improvements included demising the building into three individual spaces, providing new storefronts for all new spaces, new utilities, interior shell improvements and renovating the existing building façade. The scope also included the expansion of the existing building footprint by 18,930 Square Feet as well as the new construction of two free-standing multi-tenant pad buildings, totaling 12,370 square feet. In addition, extensive site and utility work was performed.

KBLR - Las Vegas

P4 recently completed the new KBLR Telemundo in Las Vegas. P4 was brought during the site selection process. P4 immediately started evaluating each site from a construction cost and scheduling perspective. P4 was able to help identify the correct building for purchase. P4 assisted with the building purchase due diligence assisting in property condition / structural assessment reports, coordinating with global real estate regarding post-closing work to complete and early planning and permitting work. The project has a phasing component to it that allows growth for the facility without interfering with day to day activities.

The project was completed in 2019.

NBC 7 - San Diego

P4 was the lead project executive at the time providing extensive pre-construction services including development of a master budget, master schedule, value engineering and cost-savings, and coordination with designer, Carrier Johnson, on providing NBC with real-time cost estimates as the project design developed. P4 helped deliver the project on time and right at budget.

The new facility occupies a 2-story office building situated on 2.3 acres of land. The new broadcasting facility was a complete interior demo and rebuilding with features including 2 broadcast studios, two control rooms, wireless camera and audio system to shoot live video anywhere on-site, redundant power and cooling systems, raised access flooring throughout, multiple backup auxiliary power systems and enhanced security installations included card access entry and ballistic glass.

PJ Prellwitz

PJ is the founder and President of P4. He has 20 plus years’ experience in commercial construction and real estate development with projects ranging from broadcast facilities, retail development, government correctional facilities, industrial and automotive dealerships.

PJ oversees active construction projects and potential development opportunities. This includes management oversight, capital planning, forecasting, budgeting, scheduling and the overall repositioning of assets.

PJ has worked as the Vice President of Construction & Development for Brixton Capital (San Diego based real estate / private equity firm), Vice President for Dempsey Construction, Inc. (San Diego based general contractor) and Lusardi Construction Co. (San Diego based general contractor). He has an in-depth background and understanding of the building industry and construction details. PJ has built an impressive resume of projects throughout the United States.

PJ graduated from Pittsburg State University with a Bachelor of Science in Technology – Construction Management and Minor in Business Administration. He is married and has 2 sons that keep him very busy. When not wrestling with the boys or working, PJ enjoys a good spin on the road or mountain bike.
